Welcome to Harbor City Landing
FAQs
Are sensitive receptors located near the project site?
At Harbor City Landing, our foremost commitment is to the well-being and tranquility of the community we serve. Understanding the importance of sensitive receptors in the vicinity, we’ve conducted thorough assessments to ensure minimal impact, particularly on the San Rafael Mobile Home Park west of our property, across Vermont Avenue.
Our analysis projects noise levels from on-site activities to range from 37.5 decibels on the north end of the mobile home park along Vermont Avenue to 39.3 decibels in the southern area, all well below the stringent L.A. County Nighttime Exterior Noise Standard of 45 decibels. This demonstrates our proactive approach to safeguarding the peace and serenity of the surrounding neighborhood, prioritizing our neighbors’ comfort and quality of life.
How will this project impact traffic?
Not only does Harbor City Landing exceed the parking requirements set forth by the county, but installing a new traffic light represents a proactive step towards enhancing traffic flow and pedestrian safety in the vicinity. This addition optimizes circulation, benefiting pedestrians, motorists, and cyclists alike.
By proactively addressing traffic patterns, our project aims to elevate safety standards for all road users. The new traffic light will serve as a vital mechanism for regulating traffic, mitigating congestion, and fostering a safer environment for everyone navigating the area. From pedestrians crossing the street to cyclists traversing the roads, our commitment to enhancing safety underscores every aspect of Harbor City Landing’s design and implementation.
Does the site contain any protected trees, habitat or wildlife?
Rigorous independent assessments and studies have been conducted to ensure that Harbor City Landing’s development remains sensitive to the existing environment. Our comprehensive biological resources evaluations have yielded reassuring results, indicating the absence of identifiable wildlife on the premises. Furthermore, thorough investigations have confirmed the absence of protected Oak Trees within the project area.
While these crucial findings provide valuable insights into our environmental impact, it’s important to note that our California Environmental Quality Act (CEQA) findings are still undergoing finalization. We are committed to transparency and will provide updates once this process is complete. We continue to prioritize environmental stewardship throughout the development process.
Will the project conflict with any public transit or bicycle lanes?
No. Harbor City Landing’s design has been created to ensure zero interference with existing bus lines, railways, or bike lanes. Our commitment to seamless integration within the community extends to preserving and respecting all existing transportation infrastructure.
Harbor City Landing will not disrupt the vital connectivity these essential transportation arteries provide. We understand the importance of maintaining accessibility and convenience for all commuters and cyclists, and we are unwavering in our dedication to upholding these standards.
Will the project use green energy or policies promoting energy conservation?
We are actively finalizing a comprehensive feasibility study to implement rooftop solar panel installations. This study represents our commitment to sustainability and renewable energy solutions as integral components of the Harbor City Landing project.
By exploring the viability of rooftop solar panels, we aim to maximize energy efficiency and reduce our environmental footprint. This endeavor underscores our dedication to embracing innovative solutions that promote a greener and more sustainable future for our community. Stay tuned for updates on this exciting initiative as we progress toward integrating renewable energy sources into Harbor City Landing.
How many jobs will Harbor Landing create? Will the development hire locally?
